This beautiful luxury holiday home, realized in 2021, will be rented out from December 2021. The house can accommodate up to 14 people. With 6 bedrooms and 6 bathrooms, groups of colleagues and friends also have enough privacy. The house has three floors and a private pool. On the ground floor there is a garage (35m2, suitable for 2 cars), a laundry room with 2 washing machines and a dryer, a bedroom with a double bed and a bedroom with two single beds. This last room has access to the terrace at the front of the house. Also a separate shower (6.3 m2) and toilet (3.6 m2). This shower and toilet are also suitable for disabled people. The infrared sauna with sunbeds, shower and sink is also located on this floor. There is also a washing machine and dryer (in a separate room) at your disposal.
On the first floor there is a bedroom for 4 persons (double bunk bed) with private bathroom (shower, toilet and sink). In the hallway you will find a separate toilet. You then go to the kitchen and living room. The kitchen is very luxuriously furnished. This includes, for example, the cooking island with induction hob and luxury oven. A large fridge, large freezer, large work surface and plenty of storage space. Also a microwave, a steam oven, separate small refrigerator and a wine cooler. For 14 people crockery and glassware and both a filter coffee machine and a Nespresso machine. You can cook extensively in this kitchen. From blender to baking material and from toasters to immersion blenders are available.
The living room has relaxing armchairs, a fireplace (wood is provided), large sofa, coffee table and chairs. You will also find many reading books and games.
From this 1st floor you have access to the large terrace and heated swimming pool (open in summer). This pool is enclosed by a glass fence. There are 14 sun loungers on the terrace as well as two large tables and benches to enjoy a drink and/or meal together. The breathtaking view of the mountains is simply "a picture". Enjoy with a capital G.
On the third floor, a large hallway leads to 3 bedrooms and a children's playroom/game room. Two bedrooms are equipped with a double bed, private bathroom (shower, sink and toilet) and plenty of closet space. These bedrooms have access to a terrace. The "master bedroom" is also furnished with a double bed and plenty of closet space. Ensuite a very large bathroom (17 m2) with separate bath, (rain) shower, hand shower, double sink and toilet. Lots of closet space here too. Both the bedroom and bathroom give access to a terrace. The children's play area is equipped with benches, chairs, table, blackboard, television, etc.
All sliding doors and windows in the house have electric blinds and mosquito nets. In addition to the fireplace, the house has underfloor heating and you can use (fast) internet. A baby cot and high chair are available (free of charge).

The friendly managers of the house can take care of bread service and/or organize dinner for you according to your wishes. You can agree this with the administrators on the spot, according to your own wishes. They know the area well, have many contacts in the area and are available for any questions. Any additional costs can be settled on the spot with the administrator couple. As already written, the kitchen is very luxuriously equipped and certainly suitable for self-catering. In the village of Kirchbach there are two supermarkets (on walking distance)!

The house is located in Kirchbach (in the Gailtal in Carinthia). A snow-sure and sunny area due to its location on the south side of the Austrian Alps. The ski area (115 km, Nassfeld) can be reached in less than a 10-minute drive. You can also go cross-country skiing, tobogganing and snow biking. See www.nassfeld.at.
In summer this is a wonderful walking, cycling and mountain biking area. (Electric) mountain bikes can be rented in the area. With the (purchasable) "Kärnten Card" (www.kaerntencard.at) you have free entry or discount to more than 100 sights and attractions in Kärnten. In the very near vicinity you can go rafting, swimming (municipal swimming pool with sunbathing area), abseiling, paragliding, cycling, mountain biking, cycling, hiking, tobogganing, golf, horseback riding, etc. The golf course (Nassfeld Golf, 18 holes) is 3 minutes away driving distance from the holiday home.
